Sealing a garage floor is very important if you want to protect it from cracking and from stains due to oil drips and spills. You will have the longest lasing results if you use the best sealant for garage floors which is going to be an epoxy based product. Epoxies work the best because they actually chemically grip the concrete and they are very tough and durable. You can really abuse an epoxy garage floor coating and it won’t show a thing.
First, a little about epoxy. Epoxy products are composed of two liquid substances, the resin and the hardener, which combine chemically to for a solid which is very hard. In fact, when you apply an epoxy coating to concrete the surface becomes stronger than the concrete itself. Not only is this type of sealant very usable, it also can be colored in a variety of differing hues to match either the color scheme of your house or the paint job on your street rod. You can also spread color flakes on the surface before it completely cures in order to add further depth and color variation.
There are many cheaper garage floor coating products such as different paints like enamel and latex, but they in no way will last as long as and epoxy. If the floor is prepared properly before hand you can expect several years or even decades of use before there is a problem.
The prep for the floor is really where the key is. The floor surface must be completely clean of dirt and grime and it must not have any petroleum residue. If you have oil drops or larger patches then these will need to be completely cleaned before applying the surface coating. A good floor degreaser can be used for this as they will take up most any stain. For added life you also want to acid wash the surface with a mild muriatic acid solution in order to etch the concrete. This gives even better bonding and will allow the product to seal that much better.
If you want to apply the best garage floor sealer money can buy, then use an epoxy product.
