What you shouldn’t do during tenant screening

You should be appropriately aware by now of the things you should know when conducting tenant screening. You may ask your friends when a prospective tenant is a common friend, or run eviction records searches, credit standing reports, criminal records, so on and so forth to an individual you hardly know.   1. Don’t discriminate. Never allow yourself to be the subject of a discrimation lawsuit by examining an applicant based on his looks, race, color, gender and other factors that are offensive and demeaning to any person. You will answer to the Department of Housing and Urban Development if you ever fail to follow the Fair Housing Act that protects a buyer from landlord discrimination.
  2. Don’t get a screening service that cannot provide you with both statewide and nationwide access to criminal history of an applicant. If you ever decide in making the most out of assessing an applicant’s background by getting online services for screening, never settle for those without access to nationwide database of convicted criminals and sex offenders.
  3. When making credit checks of applicants online, never accept records that were not searched through major credit bureaus. The United States has three major credit bureaus: Equifax Inc. based in Atlanta, Georgia; Experian with office in Costa Mesa, California; and TransUnion based in Chicago, Illinois. Take note of these three when searching for site that provide credit check services for you.
  4. Don’t cancel checking on an applicant and accepting him fast only because he’s a good conversationalist, wears lots of jewelry, dresses poshly, or drives an expensive car. This will not tell you enough whether or not he can pay the rent on time or has the capacity to do so. Never assume. Always be stern and rough in your background check without appearing too strict.
